7 Bedroom Designs That Can Affect Your Home’s Value … in a Bad Way

by | Sep 17, 2019 | Additions, New Construction, Remodels

Your bedroom should be the place you go to escape from the world (and your family) to re-energize and relax. It’s your sanctuary. Needless to say, the design and functionality of your bedroom is important, especially since you spend about one-third of your life in there. So if you botch your bedroom design it could affect your home’s potential of selling in the future.

To avoid having a bedroom made of nightmares instead of sweet dreams, check out these common mistakes.

Supersize Me

While everyone wants a master bedroom fit for a king, space may not be the way to go. It can be nice to have a massive master suite but don’t go overboard. It’s a common mistake for homeowners to make their master bedrooms as large as possible. Honestly, there is only so much furniture you can put in the bedroom (bed, nightstands, one or two dressers), so you don’t want to make your bedroom so big it’s just a bunch of empty space.

The Importance of The En Suite

Back in the old days, most houses had only one bathroom that was shared between everyone in the home. Only certain, up-scale homes had a private bathroom for the master bedroom. Nowadays an en suite or an attached master bath is not really a luxury anymore, it’s an expectation.

Considering Closet Size

Storage space is essential throughout the home, but that is especially true in the master bedroom. Designing a master bedroom with small and lack-luster closets can cause headaches later when you’re trying to shove all your clothes in there. Plus, future potential buyers will definitely want lots of storage space in their closet.

Letting Windows & Light Be An Afterthought

Natural light and good lighting is crucial to making a space feel open and welcoming. So putting it on the back burner is not a good idea. In fact, window placement can affect how you sleep. If your windows are facing west can be great for the “early-to-bed, early-to-rise” type person. But for those of us who prefer to sleep in on the weekend and stay up into the dark hours of the night, it may not be ideal.

The Proper Insulation

Containing the noise from a movie your kids are watching in the living room at 2 am may not seem like a problem until it is a problem. Ensuring that your master bedroom is properly insulated to keep out all the extra noise is a lot more important than most homeowners realize. Plus, it will come in handy during the summer and wintertime by keeping your home at the ideal temperature.

The Wrong Floor Plan

For a master bedroom to really be a “retreat” it should not be located on a busy street. Imagine a guest having to walk through your bedroom so they can get to the nearest bathroom. Plus, depending on how old your kids are you may want the master bedroom closer or farther away.
